OVERVIEW

Punta Ala, one of Tuscany’s most exclusive seaside destinations, combines white beaches with impressive cliffs, and Il Poggettone is one of the very few luxury homes perched upon these famous cliffs. It’s situated in the very heart of Maremma, a Tuscan land with ancient traditions dating back to the Etruscan, Roman and Medieval civilizations. It is surrounded by cities and towns rich with environmental, cultural, archaeological and traditional treasures.

Il Poggettone is located at the end of a 4km (2.5 mi) strip of land that leads to the Punta Ala marina, between the beaches on one side and the cliffs on the other.
Spread out over three levels, Il Poggettone features 6 bedrooms, each with its own ensuite bathroom, two living rooms, multiple terraces and gardens, and two car parks. The swimming pool is located next to the villa’s ground floor and a large loggia, with a ping-pong table, provides shade in the hottest summer days. The owner is a talented Florentine architect and the interior is kept in perfect condition, with next-generation air-conditioning and heating systems.

Outside, the gardens are variegated, lying in the sun or in the shade of quintessential Mediterranean vegetation and the pool.

  • Punta Ala is a coastal resort on a promontory in Southern Tuscany. The area developed as a tourist destination in the 1970s and is known for its marina, yacht club, and pine-forested coastline facing the Island of Elba.
  • The coastline includes long sandy beaches backed by Mediterranean pine forest to the north, and rocky coves to the south. The marina hosts regular regattas and served as home base for Luna Rossa during America’s Cup campaigns. The Golf Club Punta Ala, established in 1964, extends over six kilometers through pines, cork oaks, and holm oaks.
  • Nearby Cala Violina beach, within the Scarlino Nature Reserve, is a protected bay accessible only on foot or by sea.
  • Castiglione della Pescaia, a medieval fishing village, and the Etruscan site of Vetulonia provide historical context.
  • Grosseto – The provincial capital enclosed by intact hexagonal Medici walls from the 16th century. The Cathedral of San Lorenzo dominates Piazza Dante, with its Renaissance facade and 15th-century bell tower. The Museo Archeologico e d’Arte della Maremma houses significant Etruscan collections.
  • Montemerano – A perfectly preserved medieval borgo near Saturnia, enclosed by 14th-century walls with flower-lined streets and a central castle. The village hosts several well-regarded restaurants specializing in Maremma cuisine.
  • Massa Marittima – A medieval hill town at 380 meters with one of Tuscany’s most harmonious central squares, dominated by the 13th-century Romanesque Cathedral of San Cerbone. The Torre del Candeliere connects the upper and lower town with views to the sea and Elba. The Museo della Miniera in 19th-century mining tunnels documents the area’s extraction history dating to Etruscan times.
  • The Tufa Towns. Pitigliano, Sorano, Sovana – Three medieval villages built on volcanic tufa cliffs in southern Maremma, connected by the Vie Cave—ancient Etruscan pathways carved through rock up to 20 meters deep. Pitigliano rises dramatically from its tufa promontory with houses appearing to grow from the cliff itself. Sovana, the smallest, features a Romanesque cathedral and Etruscan necropolis including the Tomba Ildebranda. Sorano preserves the massive Rocca Orsini fortress. The area produces Bianco di Pitigliano DOC wine.
  • Saturnia Thermal Springs – Free open-air thermal pools at Cascate del Mulino, where 37.5°C sulfurous water flows continuously over natural tufa terraces forming bathing pools. The thermal waters, known since Etruscan and Roman times, are accessible year-round.
  • Civita di Bagnoregio – A medieval village isolated on an eroding tufa pinnacle above the Valle dei Calanchi badlands, accessible only by a 300-meter pedestrian bridge. The village, founded by Etruscans 2,500 years ago, continues to lose ground to erosion, earning it the name “the dying town.”
